Hunting real estate

Locating for a nook for your investment and combining your search with the wonderful weekend drives could be a sheer fun

There is money out there to make. You just have reach for it. This friend of mine made big on a fluke. Living in Gurgaon in one of the poshest colonies he had two choices when he thought of doing some investment in Gurgaon Land. One being that he could sell his premium property and convert the cash into two, one for his living and another as an investment. But he was cautious. For the new projects that were coming up in the vicinity were bound to take his place to another height. Waiting to sell ruled the option to dispose off his property.

The second option he had was not appealing to most of the people but he knew he could make a beginning into real estate with a small investment. My friend stashed away Rs 250,000 for the investment purpose. He started making forays into the countryside around Gurgaon. Thus Jaipur road, Alwar road, Pataudi Road and around became his favorite drive ways. It was fun, as he shares, discovering a nook for his investment and combining his search with the wonderful weekend drives.

“I knew Gurgaon properties would have meant high investment and I could not have done without selling my Gurgaon home where we all in the family have been living; besides it is not possible to have all in the family fall into your line of thinking, they have their own perceptions of security, investments, risks etc.; hence doing with low investment was the only choice I had had,” he says.

He finally chose a deal of a tiny piece of agricultural land, a bigha, i.e., about 3000 square yard for Rs 150,000. He spent another 150,000 to fence the land, have a tube well dug up a small cottage. Even before he finished doing up his mini farm, he had had a deal. Some one wanted to buy a similar stretch with cottage etc and could do with 1000 square yards. All for Rs 200,000. My friend thus sold two cottages on 1000 syds each. Kept his cottage and moved on to buy a new piece of land.
